A beautifully restored property, set in a very private location 1km from the village of St Laurent des Bâtons. St Laurent is also not far from the pretty village of Ste Alvère which has basic shopping, and is just 12 miles from the market towns of Le Bugue, Lalinde and Vergt, and 20 miles from the larger town of Bergerac.
The approach to the property is via a long lane with almost no passing traffic. The ensemble of buildings is surrounded by fields owned by the property and is set around a grassy courtyard with, to the rear, a substantial pool/relaxing area.
On entering into the property one finds the hallway with exposed stonework and beams, and 500 year old pisé floor. To the right of the hallway, a beautifully finished and very well equipped kitchen with terracotta floor tiling offers an extensive range of base and wall mounted units, marble worksurfaces, door to the front courtyard and a cosy lounging corner with sofa. A double sink, double ovens, TV & music center and breakfast table and chairs all add to the very welcoming feel of this lovely room. Outside the kitchen, in the courtyard, is a dining area with BBQ and a fountain.
To the left of the hallway a door leads through to a very elegant dining room with open fireplace, terracotta tiled floor, large solid wood dining table and beautiful drapes which tone with the limed beams overhead. The dining room leads through to a large sitting room, also with terracotta tiled flooring, pale blue limed beams and matching drapes. This room has the main TV and music centre with a Sat View link. At the far end is an office offering internet access, a mobile phone booster and a laundry room.
Returning to the hallway a further door leads into an inner corridor off which is a cloakroom with WC and basin.
Solid chestnut wood stairs lead to the first floor where there are three substantial bedrooms, one with an ancient chestnut floor and two carpeted, each beautifully furnished. The master bedroom has a large ensuite bathroom with separate shower and Victorian bath, WC and double basins. The other two bedrooms share a further large family bathroom with shower, bath, WC and basin.
From the upstairs landing a set of double French doors lead out to the rear of the property overlooking the large 11m x 5m pool (which may be heated for a supplement), poolside shower, and covered outdoor dining area. The dining area has table and chairs, fridge, sink, barbecue and cupboards making this an ideal place to enjoy al fresco dining whilst overlooking the pool. There is also a WC with basin accessible from the exterior of the property making this ideal for use when at the pool. PLEASE NOTE: The lack of ballustrades to the stone staircases in the pool area makes this property unsuitable for children under the age of 15 years or for the elderly.
A very pretty, private stone annex is located at the rear of the property with a large bedroom with light wood floor which has a sitting area and ensuite bathroom with bath/shower, WC and basin.
All in all a very high quality property, set in a very private and quiet location yet not far from all the lovely sites this beautiful region has to offer.
